Building Maintenance Manager

The Role
The Opportunity
We are seeking an organized, dependable Building Maintenance Manager to oversee day-to-day upkeep, inspections, preventive maintenance, and contractor-led repairs at a large industrial refrigerated warehouse. This is a facility oversight and service-contractor coordination position—not a hands-on industrial refrigeration mechanic role. The manager will proactively identify problems, engage qualified vendors, follow work through completion, and communicate with warehouse leadership.
Daily Facility Oversight & Communication
Conduct daily rounds of the building, interior, exterior, equipment areas, and grounds; document facility conditions, deficiencies, and follow-up actions. • Prepare and deliver a daily warehouse temperature report to the warehouse manager using approved monitoring information. Coordinate and document temperature-setting changes only as directed by the warehouse manager and authorized personnel. • Escalate significant issues and recommended corrective work to the designated owner representative; obtain required approval before authorizing nonemergency work outside approved scopes or budgets. • Maintain an organized inspection calendar, service history, contractor contact list, open-issue log, and corrective-action tracker.
Contractor Coordination & Maintenance Management
- Source, contact, schedule, and oversee qualified subcontractors for recurring inspections, planned service, troubleshooting, corrective repairs, and emergency response. • Obtain and review quotes, service reports, and invoices; confirm work completion, document deficiencies, and hold vendors accountable for safety, quality, and timely follow-through. • Coordinate contractor site access, work windows, permits and safety requirements with appropriate facility representatives, minimizing interruptions to cold storage operations.
Building Exterior & Site Maintenance
•Arrange weekly grass cutting during the April–November season and annual gutter cleaning. • Schedule quarterly inspections of perimeter fencing and sliding gates. • Coordinate snow removal and salting of driveways, parking areas, and Pattison Avenue sidewalks when needed. • Coordinate stormwater inlet cleaning, stormwater basin maintenance, parking/traffic line striping, and exterior building lighting repairs or service.
Building Interior, Doors & Equipment
•Coordinate quarterly inspections of loading dock restraints, dock levelers, and dock doors; high-speed roll-up doors; air curtains; and wall-mounted lighting. • Arrange maintenance for insulated and steel personnel doors, plumbing, electrical and general building systems.
- Schedule air-compressor service for automatic racking equipment, including one major and three minor services annually where applicable. • Coordinate with designated operations/asset owners for issues involving forklifts, product racking, pallet wrappers, automated storage and retrieval (ASRS) equipment, and IT systems; these are not assumed to be direct maintenance responsibilities of this position.
Fire Protection, Electrical & Emergency Systems
•Schedule and track one annual and three quarterly fire-suppression inspections, including pre-action, dry, and wet systems, through qualified providers. • Coordinate the annual fire pump test and follow-up on any fire protection deficiencies. • Coordinate quarterly electrical system inspection/cleaning and scheduled testing/inspection of the emergency-lighting generator with qualified contractors. • Coordinate service for controlled-access systems through the responsible specialist or department.
Ammonia Refrigeration: Contractor Coordination Only
- Understand that the site operates an industrial ammonia refrigeration system and recognize the need for specialized safety practices and qualified service providers. • Notify designated facility personnel and engage qualified ammonia refrigeration contractors for alarms, inspection needs, service, and repairs; document follow-up and contractor findings. • Follow established notification, evacuation, and emergency escalation procedures. The manager does not operate, troubleshoot internally, repair, or handle ammonia refrigeration equipment. • This position does not own or administer OSHA PSM or EPA RMP programs; those responsibilities remain with designated personnel.
After-Hours Emergency Availability
Be reachable for urgent facility maintenance calls on nights, weekends, and holidays; assess reported issues, dispatch the appropriate qualified contractor, notify management, and attend on-site when needed. For ammonia-related events, follow established emergency procedures rather than attempting hazardous interventions.
Requirements
•At least five years of commercial or industrial building maintenance, facilities management, or closely related experience. • Demonstrated success managing multiple service contractors, preventive maintenance schedules, inspections, and repair follow-through. • Practical knowledge of buil
