The Role

ROLE PURPOSE

Lead safe, reliable operation and maintenance of site mechanical and facility systems that support continuous electric-vehicle battery manufacturing. The Team Lead coordinates shift execution, directs technicians, protects environmental conditions, and escalates conditions that could affect safety, quality, or KPI’s. What you will do The Mechanical Systems Technician Team Lead is a working shift leader within the Johnson Controls facility operations team supporting the SK on Tennessee battery manufacturing campus. The position provides hands-on mechanical leadership for HVAC and other MEP systems within the O M scope, while coordinating closely with SK site stakeholders, production support teams, engineering, safety, security, fire protection, controls, and approved contractors. The role combines Journeyman-level troubleshooting with shift supervision. The successful candidate will organize daily work, respond to alarms and abnormal conditions, verify system restoration, document work accurately, and maintain clear turnover between shifts in a 24/7 manufacturing environment. How you will do it Lead the assigned shift and provide daily direction to mechanical and multi-craft technicians, including work assignments, field support, job-site verification, coaching, and shift turnover. Prioritize corrective and preventive work based on life safety, environmental control, production risk, equipment criticality, customer impact, and available resources. Monitor and maintain HVAC and mechanical utility systems serving the battery plant and associated support buildings, including air-handling and exhaust systems, chilled-water and heating-hot-water systems, steam system and condensate pumps, valves, hydronic loops, industrial dehumidifiers, chillers, precision cooling/CRAC equipment, and related controls. Use the site BAS/BMS and local equipment interfaces to review alarms, trends, operating status, setpoints, and equipment response. Coordinate controls troubleshooting when field conditions do not match commanded operation. Respond to temperature, humidity, pressure, ventilation, water-leak, equipment-failure, fire/life-safety, and other facility alarms; stabilize the condition, protect affected areas, and follow the site escalation process. Perform and lead troubleshooting using drawings, sequences of operation, P IDs, mechanical schedules, control diagrams, electrical schematics, manufacturer literature, and field measurements. Plan and execute safe equipment isolation, lockout/tagout, testing, return-to-service, and post-maintenance operational verification in accordance with site procedures. Coordinate maintenance activities with SK operations and affected stakeholders to minimize interruption to manufacturing and preserve required environmental conditions. Create, review, assign, and close CMMS work orders with clear problem statements, failure findings, labor, materials, readings, corrective actions, and follow-up recommendations. Conduct field rounds and inspections in production support areas, utility spaces, mechanical rooms, rooftops, mezzanines, server/IT support spaces, guard houses, safety/quality buildings, and other O M-covered facilities. Lead preventive and predictive maintenance execution; identify repeat failures, backlog risks, obsolete components, and opportunities to improve equipment reliability and maintainability. Coordinate approved contractors for service, repair, inspection, testing, and renovation work. Verify site orientation, permits, scope boundaries, work quality, housekeeping, and restoration before closeout. Maintain shift logs and provide concise turnover of active alarms, impairments, bypasses, equipment out of service, temporary repairs, contractor activity, critical parts, and open customer issues. Support emergency response and after-hours call-in requirements. Remain available for varying shifts, weekends, holidays, shutdowns, and special maintenance events as assigned. Requisition parts, tools, rental equipment, and consumables; support inventory accuracy and identification of critical mechanical spares. Promote a strong safety culture through pre-job planning, hazard recognition, stop-work responsibility, proper PPE, control of hazardous energy (LOTO), confined-space controls, work-at-height controls, electrical safety boundaries, and good housekeeping. Perform hands-on troubleshooting, repair, adjustment, and maintenance when required, while maintaining team-lead responsibility for safe execution and communication. Complete other site facility operations duties as assigned within the O M scope. SK on Tennessee Site Expectations Treat environmental conditions and utility availability as production-critical. Escalate abnormal temperature, humidity, pressure, airflow, cooling, heating, or water conditions before they become a manufacturing interruption. Maintain clear separation between base-building/O M responsibilities and manufacturing or production-equipment
